Topping out ceremony and cornerstone laid at Koplipere tee 5 new stock office – two milestones in one day

On May 16, two key milestones were celebrated at Koplipere tee 5 for the upcoming 5,400 m² stock-office commercial building.

On Friday, May 16, a memorable event took place at the Koplipere tee 5 development – not just one, but two major construction milestones were officially celebrated. Together with the teams from Millerhawk, NOBE, 1Partner, and AvalonEstates, as well as valued partners and guests, the topping out ceremony was held, and the cornerstone was laid for the upcoming 5400 m² stock-office type commercial building.

The topping out marks the moment when a building reaches its full structural height – a tradition that symbolizes progress according to plan and a celebration of the builders’ efforts. The cornerstone, meanwhile, is a symbolic marker of the life and activity soon to begin in the new building.

 

“All growth depends on activity” 

In his speech during the ceremony, Millerhawk founder Marko Kull quoted former U.S. President Calvin Coolidge: “All growth depends on activity. There is no development physically or intellectually without effort, and effort means work.”

Kull emphasized that while this was a day to celebrate a specific milestone, it is part of a much broader development journey, which deserves more attention and collective effort.

He recalled that the detailed plan for the Koplipere area was approved already in 2004, but in the 21 years since, only limited progress has been made – some roads have been built, and only seven plots have been developed. The most recent occupancy permit dates back to 2019, and 14 plots remain undeveloped. “We urge landowners and businesses in the area to move forward with greater boldness and determination,” said Kull. He adds: “Our team is committed to improving street lighting and road conditions already this summer.”

He also highlighted the advantages of the Koplipere location — easy access to the Tallinn ring road, compact area planning, and plenty of development potential. “Together, we can make the Koplipere area more attractive and functional. Everyone’s contribution matters and enhances our shared well-being,” Kull added.

 

A concrete bowtie & a topping out ceremony to remember

The event began with the placement of a time capsule in the cornerstone, which included a newspaper and project plans, and a surprise addition from construction partner NOBE: a small concrete bowtie, symbolizing precision and craftsmanship.

NOBE CEO Priit Nigols commented on the gesture, noting that “the beauty of great work often lies in the smallest details.”

The highlight of the day came with the ceremonial lowering of the wreath from the rooftop – a symbolic act traditionally marking the structural completion of a building. The honor was carried out by Millerhawk founder Marko Kull and CEO Anastassia Mebald, in a powerful and symbolic team moment that will be remembered by all attendees.

The day was filled with energy, great music, and delicious food and drinks.

About the project

The Koplipere tee 5 warehouse and production building marks an important step in shaping a modern business environment along the Tallinn roundabout. The building is set for completion by autumn 2025 and will offer flexible, energy-efficient (A-class) commercial spaces ranging from 300 to 1000 m², tailored for small and medium-sized businesses.
